Obelisk International has been based in north east Brazil for a number of years and has acquired expert knowledge about the Brazilian property market and related investment opportunities. Obelisk International was one of the first foreign companies involved in real estate in Brazil to recognise the huge investment potential in the Minha Casa Minha Vida Brazil programme. In mid-2009, Obelisk International began to source land suitable for Minha Casa Minha Vida projects in Rio Grande do Norte state.
Obelisk International was the first European developer to join the Minha Casa Minha Vida programme in north east Brazil. Developers: Minha Casa Minha Vida projects may only be built by companies with the Geric certification awarded by Caixa Bank. Obelisk International therefore only deals with building companies with Geric accreditation. As well as fulfilling Caixa financing criteria, a Geric certificate adds peace of mind to the Minha Casa Minha Vida investment since a Geric building company has a proven construction track record and is financially healthy.
Properties: Minha Casa Minha Vida properties must be built to strict specifications that include size, number of bedrooms, quality of building materials etc. In Minha Casa Minha Vida 2, properties are slightly larger, floors, bathrooms and kitchens must be tiled and solar panels installed. The programme also establishes the maximum selling price for units in each region. In Rio Grande do Norte state, these are R$53,000 for an apartment and R$52,000 for a house. -
All funds for development and building a Minha Casa Minha Vida project come from Caixa. These funds are available to the developer once the project has been approved by Caixa, although the release of funds depends on sales of the units and the timescale varies depending on the type of property. Social housing projects for families in the 0 to 3 times minimum wage bracket receive a percentage of the total cost at the start of construction. The remaining funds are released in instalments as the units are sold. Projects for families in the 3 to 10 minimum wage bracket only receive money from Caixa when the first sales are made. The remaining funds are then paid in instalments according to sales.

Given the huge demand for property in Brazil and the government financing for homeowners, Minha Casa Minha Vida investment comes with a ready-made exit strategy. To date, our projects have been publicised in the 2010 and 2011 Caixa Home Exhibitions in Natal (both attended by thousands of prospective homebuyers). Eligible local buyers are also made aware of Obelisk International projects via conventional estate agent advertising such as flyers and hoardings. Our local agent is Abreu Casa Fácil, part of Abreu Brasil Brokers, the largest property agent in Rio Grande do Norte. Abreu Casa Fácil specialises in selling properties to the lower middle classes, the target market for Minha Casa Minha Vida.
